An AC maintenance checklist before the UAE summer
Al Zahaa Team ·

Your air conditioning works hardest during the months when you can least afford for it to fail. A little attention in spring can prevent a breakdown in July.
What you can do yourself
- Clean or replace the filters. Dust-clogged filters restrict airflow and make the system work harder. Check them regularly during heavy use.
- Check the thermostat. Make sure it responds and shows the correct temperature.
- Listen when it starts. Rattling, grinding or repeated clicking is worth reporting early.
- Look around the indoor unit. Water marks on the ceiling or wall can mean a blocked drain line.
What a technician should do
A proper service goes further than the filter. It normally includes cleaning the coils and drain line, checking the refrigerant and electrical connections, and measuring how well the unit is actually cooling.
Signs you shouldn't ignore
- rooms that no longer reach the set temperature
- musty smells when the unit starts
- water dripping from the ceiling or unit
- breakers tripping
- a sudden, unexplained rise in your electricity bill
Any of these usually gets more expensive the longer it runs. If you have several units, or a whole building to look after, an annual maintenance contract can be easier than arranging each visit separately.
