Planning a villa renovation in the UAE: what to sort out first
Al Zahaa Team ·

Most renovation problems start long before the first wall comes down. A vague scope, a missing approval or a budget with no margin will cost you more than any wrong tile. Here's what to settle first.
Write down what you actually want
Walk through the villa room by room and split your list into three groups: must do, would like, and can wait. This list is what lets a contractor price the job accurately, and it tells you what to cut if costs run high.
Check approvals early
Many communities and landlords need a no-objection certificate before renovation work can begin, and structural or external changes may need approved drawings. Rules differ between developers and emirates, so ask your community management or landlord what applies before you commit to a design.
Compare quotations on scope, not just on price
Two quotations can show very different totals simply because they cover different work. Check that each one states:
- exactly what's included and what isn't
- the materials or brands assumed
- the payment stages
- how long the work should take
- whether the amounts include 5% VAT
Keep a contingency
Older properties in particular hide surprises behind walls and under floors. Keep part of your budget aside for what can't be seen until work begins.
Think about timing
Summer can suit interior works if you're travelling, but AC and outdoor work are harder in the peak heat. Tell your contractor if you plan to stay in the home during the works, because that changes how the job has to be phased.
